Capítulo 1347: Chapter 1346: You Really Know How to Enjoy Life
The three of them got out of the car. This shop was currently in a ‘prime location for rent’ state, meaning it was closed. In Liu Daqing’s view, if it were truly a prime location, it wouldn’t need to be closed.
However, judging from the traffic position, it should still be pretty good.
Ye Qiu took one look and immediately knew this place wasn’t suitable for a supermarket. However, for other industries, like a pet store or a dining establishment, it could work.
“No need to look any further, this one’s not suitable.”
Consultant Liu couldn’t understand why, and neither could Liu Daqing.
Because Ye Qiu wanted to open a medium-sized supermarket, generally speaking, people wouldn’t come to a place like this for shopping. Although the traffic location appeared good, it was neither convenient nor smooth.
“Why?”
Liu Daqing asked.
“Uncle Liu, that spot is suitable for a dining establishment or other service industry shop, but not for a small supermarket. Even if it’s opened, it won’t make money.”
Liu Daqing didn’t quite understand, but Consultant Liu took note.
He could sense that this young man, being so young and able to afford a Range Rover worth millions, surely wasn’t simple if he hadn’t relied on family support.
When they arrived at the second shop, which was on the street outside several large residential areas, Ye Qiu and Liu Daqing got out and felt quite good about it. After all, there didn’t seem to be any large supermarkets nearby, so opening a small supermarket here could basically meet the needs of the residents around.
Consultant Liu said, “Mr. Ye, the location here seems pretty good.”
“Let’s take a look first.”
Ye Qiu and Liu Daqing went inside. This shop was also closed, but it was filled with many leftover items from before.
Ye Qiu observed that the area was about two to three hundred square meters, roughly ten times the size of a small convenience store, making it feasible for a medium-sized supermarket.
“Uncle Liu, note this one down. This one can be considered, but we’ll make the final decision later.”
Liu Daqing noted it down.
They saw five shops in the morning, and Ye Qiu quickly figured out the situation with just one look. To avoid bringing Liu Daqing out for more viewings later, Ye Qiu would usually explain after looking, which taught Liu Daqing a lot.
It initially seemed like viewing shops was simple, but now it really didn’t seem simple at all.
When it was lunchtime, Ye Qiu took Consultant Liu and Liu Daqing to a restaurant for lunch.
They saw five that morning, and only the second one was temporarily considered an option.
The remaining ones would be seen in the afternoon and tonight.
At the restaurant, the three sat down, and Ye Qiu deliberately ordered the most delicious yet expensive dishes, making Consultant Liu think this young man really knew how to handle people.
Moreover, he found it most comfortable to view properties with someone like this; he didn’t even have to pay for the meal, and he ate well. If they ended up renting or buying a shop, he’d also get a commission.
And it’s not just one aspect; he could go around viewing in a luxury car under the guise of just accompanying.
After all, there’s no need for him to introduce much about these properties.
Because Ye Qiu bought the first shop, it could be considered Liu Daqing’s family asset.
If the second or third shops were also bought, it would certainly amount to a substantial sum. Should they develop chain supermarkets later, buying all these shops would cost a fortune.
If renting, a lease term of at least ten to fifteen years would be required to avoid problems midway, as losses would be significant.
Since Ye Qiu had money, he was eager to invest. But there hadn’t been good investment opportunities while in Malaysia. In such a case, if he could now, he’d also invest.
“Ye Qiu, are you planning to buy the shop or rent it?”
“Consultant Liu, what do shop owners generally think these days? Do they prefer renting or selling?”
“Both renting and selling are available.”
Consultant Liu replied.
“First, help me find out the sale price. If it’s reasonable, we can buy it. But if the price is too high, we can rent it, but the lease term should be no less than ten years, got it?”
“I got it.”
For supermarkets, landlords generally hope tenants can lease for longer, to avoid wasting time or having to find other tenants.
“Let’s go view more after lunch. I won’t have time tomorrow, so let’s finish viewing tonight, and you can finalize the contract with the owner tomorrow, Uncle Liu.”
Ye Qiu acted decisively without any procrastination.
After a waitress brought the dishes, the three ate and drank their fill, rested for fifteen minutes, then got back in the car to continue viewing other shops.
From about two in the afternoon until past six in the evening, they viewed another six shops, and Ye Qiu selected two more promising ones, both in the center of Jinling Jiangnan.
Afterward, there were four remaining shops to see after dinner and then revisit those four shops.
It was already past eleven at night when they finished viewing those four shops.
Ye Qiu was fine, but Consultant Liu and Liu Daqing felt an indescribable fatigue.
Because seeing over a dozen shops in a day was really exhausting, especially with all the running around.
Now that Ye Qiu finished viewing, he understood the situation of these dozen shops and narrowed it down to four suitable ones.
However, among these four, two would be chosen as the most suitable to avoid any mistakes in selection later.
“Are you still hungry?”
Ye Qiu asked.
“Ye Qiu, are we eating again?”
Liu Daqing asked.
“Uncle Liu, let’s go get some late-night snacks and discuss the shop situation. Consultant Liu can call the shop owners directly here to check the details so we can consider them when we return.”
“Sounds good.”
Although Consultant Liu felt a bit tired, knowing he’d soon get a commission, he perked up as Ye Qiu drove to a street food stall.
The street food stall wasn’t as popular as it would be in summer, likely because of the cold weather.
However, there was heating inside the stall’s room, making it comfortable inside.
“Uncle Liu, do you want lamb or beef?”
“Either is fine.”
Liu Daqing replied.
The three sat down, and Ye Qiu asked the stall owner to bring over a lamb hotpot and also ordered some tasty dishes.
Ye Qiu had eaten at this stall before and felt that aside from the somewhat dubious hygiene, the cooking skills were even better than those of a typical high-end hotel.
“Bring a few bottles of beer over as well.”
“Mr. Ye, you really know how to enjoy life!” Consultant Liu said, surprised that someone as wealthy as Ye Qiu would come to a place like this, not expecting him to be the same as them.
